9 Steps to Buying a Home

STEP 1: Meet your Melody Samuel Real Estate Agent

We’ll Discuss your needs including preferred locations, amenities desired, financials and home styles.

STEP 2 : Get pre-quaIified and/or pre-approved

Not only will you clearly understand your budget, but you also will show the seller you are a serious buyer.

STEP 3 : Search for homes

Your Melody Samuel Real Estate Agent will put together a list of available homes from listings and a few private listings ( pocket listings) that meet your requirements and schedule a showing at a time convenient to you.

STEP 4: Make an offer

Your Real Estate Agent will help you make an offer based on realistic market data and terms that best work for your requirements.

STEP 5: Negotiate

Your experienced Homesales agent will work diligently to negotiate on your behalf to reach the best possible outcome for you.

STEP 6: You're Under Contract

You and the seller have agreed to certain terms and now must work within a certain timeframe to implement those terms..

STEP 7: Your Home Inspection

As you move from contract to closing, one of the most important steps is your home inspection and due diligence period. Your Real Estate Agent will guide you through this
process, to find the best home inspectors to make sure your house doesn’t have any troubles. Once the home inspection is complete, your real estate agent can assist in having the seller either fix any repairs needed or reduce the price accordingly in exchange for forgoing the repairs.

STEP 8: Finalize your financing;

During this time, you and your lender will work closely together to obtain loan approval. It is important that any requests from the lender for information and documents are handled in a timely manner. Once your loan is approved, your closing documents will be prepared by the closing attorney.

STEP 9: Close on your new home :

Your Homesales agent will schedule the closing where you will sign all necessary paperwork to finalize your loan, disperse funds, and transfer the the home’s title to your name.
